Leaseholders
As a leaseholder you are responsible for making sure all your gas appliances, fittings and flues are checked regularly by a qualified professional to make sure they are safe. All appliances should be installed by a Gas Safe Register™ engineer. This is the new government body which has replaced CORGI.
If appliances are not regularly serviced they could start to emit carbon monoxide (CO). This is a poisonous gas that you cannot see, taste or smell but it can be fatal. If you don't get your gas appliances checked regularly, not only could you be putting your own life – and the life of anyone who lives with you or in your property – in danger, but you could be risking the lives of neighbours and other residents.
If you rent out your property, you have certain obligations placed on you by the Gas Safety (installation and use) Regulations 1998 to ensure that any gas appliances, fitting or flues that you provide for your tenants use are safe. Failure to meet these obligations can lead to criminal prosecution resulting in a large fine or even imprisonment. You must arrange for a gas safety check to be carried out by a Gas Safe Register™ engineer each year.
